On the 29th May 1977 the Esplanade Hotel of 1887 suffered serious fire damage. The ground floor bar continued trading for a while but the entire building was demolished during June 1988. The site originally consisted the front and rear land and in June 1976 Mr. Peter Boland took an assignment relating to the front land (upon which the hotel was built) for a consideration of £62,500. Following the fire in May 1977 Mr Boland received insurance monies but the freeholder, the Earl of Plymouth, claimed an entitlement to them on the grounds of alleged breaches of covenant by Mr. Boland. Litigation followed which was compromised by an out of court settlement. [source : Kirkwood (Inspector of Taxes v Boland, England and Wales Lands Tribunal, 12th August 2002]
